Maintenance is not glamorous and it is not a big ticket. It is simply the cheapest thing you can do to avoid the expensive thing.

What a real tune-up includes

A tune-up should take around an hour per system. If someone is in and out in fifteen minutes, you bought a filter change with a clipboard.

Cooling visit (spring)

  • Refrigerant charge verified by superheat and subcooling, not by pressure alone
  • Condenser coil washed — the single biggest efficiency item on the Gulf Coast
  • Evaporator coil and drain pan inspected
  • Condensate drain flushed and treated
  • Float switch tested, and fitted if there is not one
  • Capacitor microfarad reading measured against rating — a capacitor at 80% is a failure waiting for the hottest day
  • Contactor inspected for pitting
  • Amp draw on compressor and both motors
  • Static pressure across the air handler
  • Temperature split measured and recorded
  • Electrical connections torqued
  • Thermostat calibration checked

Heating visit (autumn)

  • Heat strips or burners inspected and tested
  • Heat exchanger inspected for cracks (gas systems)
  • Combustion analysis where applicable
  • Reversing valve and defrost cycle tested (heat pumps)
  • Auxiliary heat lockout verified — a miswired heat strip is the most expensive thing on a Florida power bill
  • Safety controls and limit switches tested
  • Blower wheel cleaned if needed
  • Full electrical inspection

You get the readings written down, visit to visit. That is how you see a capacitor drifting before it strands you.

Questions we get asked a lot

Is a maintenance plan actually worth it?

Honestly, it depends on your system. On a unit under five years old, the main value is keeping the manufacturer warranty valid — most require documented annual service, and denied warranty claims almost always trace back to missing maintenance records. On a system past eight years, the value is catching the capacitor, the contactor and the drain before they strand you. On a two-year-old system in a low-dust house, you could reasonably skip it. We will tell you that.

Does it really keep my warranty valid?

It keeps the documentation that a warranty claim requires. Nearly every manufacturer conditions the parts warranty on annual professional maintenance, and the burden of proof is on the homeowner. We keep those records for you.

What if I need a repair between visits?

You get priority scheduling, 15% off the repair, and no after-hours surcharge. Two-system members also get the diagnostic fee waived.

Do you service rentals and second homes?

Yes, and it is a large part of what we do around Panama City Beach. We coordinate access directly with your tenant or property manager and email you a condition report with photographs after each visit, so you know what is happening at a property you may not have seen in a year.
