Salt air is the whole story

What actually helps, in order:
- Coated coils on replacement. Near the beach this is not an upsell — it is usually the difference between eight years and fourteen, and it costs a fraction of the difference.

- Siting the unit out of direct salt spray where the lot allows it.
If somebody quotes you the cheapest uncoated unit on the market for a beachfront property, they are selling you a system you will replace twice.

Many PCB towers use vertical stack or through-wall units with limited replacement options, and most associations have rules about what equipment is permitted and when work can be done. We check the association requirements before quoting rather than after — which avoids the quote that turns out to be unbuildable.
Rentals and second homes
A failure in an empty property is a different problem: nobody is there to notice, and the first sign is often a guest complaint or a water stain. We coordinate access with property managers and cleaners, and email you a photographed report after every visit so you know the condition of a property you may not have stood in for a year.
For rental owners: a float switch and a maintenance plan on a property you are not living in are not a luxury purchase. A blocked condensate drain in an unoccupied unit runs for days. That is the difference between a $200 service call and a claim on your insurance.

The City of Panama City Beach Building Department issues permits inside the city limits. Unincorporated stretches west and north fall to Bay County. Coastal construction requirements can also apply near the water.
