What we see in Bay County homes
The post-Michael replacement wave. A very large number of systems across the county went in during the 2019–2021 rebuild. Contractors were overwhelmed, equipment was whatever could be sourced, and quality varied enormously. Those systems are now five to seven years old — the age where coils and capacitors start going. If yours is from that window, it is worth a look before August rather than during it.
Attic air handlers. Standard in most of the county’s slab-built housing stock, and the reason condensate management matters so much here. A blocked drain with no float switch means water through a ceiling. We fit float switches as a matter of routine.
Salt exposure gradient. A system in Southport and a system in Mexico Beach face genuinely different lifespans. The closer to open water, the more coil protection earns its money.
