Getting more out of the system you already own
Not everything worth doing is a replacement. These are the upgrades that actually change how a Florida house feels — roughly in order of value per dollar.
1. Float switches — the cheapest insurance in the house
If your air handler is in the attic, this is the most important twenty dollars of equipment you will ever buy, and a startling number of Bay County homes do not have one.
Here is the failure: your system pulls gallons of water a day out of humid Gulf air. That water leaves through a condensate drain. Drains block — algae, dust, insects. When the drain blocks and the pan overflows in an attic, the water goes through your ceiling.
A float switch is a small sensor that shuts the system off when the pan starts filling. You lose cooling and you notice immediately, which is exactly the point — you get a service call instead of a ceiling.
- Cost fitted: $60–$110 on an existing system
- How to check: look for a small plastic device clipped into the drain line or sitting in the drain pan near the air handler
- Worth it if: your air handler is in an attic or above finished ceiling. Non-negotiable for rentals and second homes where nobody is there to notice
2. Smart thermostats — useful, and oversold
A good smart thermostat is genuinely worth having. It is not worth what the marketing claims.
What it actually does well: remote control when you are away, alerts when the house drifts out of range, filter reminders you will actually see, and runtime data that tells us a great deal when you do call. For a rental or a second home, the remote alert alone justifies it.
What it will not do: save you the headline percentage on a Florida power bill. Those figures come from climates with big overnight setbacks. Here, setting back a thermostat too far in summer means the system has to pull the humidity back out when it recovers, which can cost more than it saved.
The mistake we see most: a smart thermostat installed without a C-wire, running on battery or power-stealing. It works for a while, then causes intermittent faults that look exactly like a failing control board. If you are fitting one yourself and there is no C-wire at the air handler, stop and call somebody.
- Cost fitted: $220–$480 including the thermostat, more if a C-wire has to be run
- Worth it if: you travel, own a rental, or have a variable schedule
- Skip it if: someone is home on a steady schedule and the current thermostat works
3. Zoning — the real fix for “one room never cools”
If you have a room that runs five degrees off the rest of the house, you have probably been told you need a bigger system. You almost certainly do not.
What zoning is
Motorised dampers in the ductwork plus a thermostat per zone, so the system sends air where it is actually needed instead of dumping it evenly into a house that is not evenly loaded. A west-facing bedroom over a garage and a north-facing hallway have completely different cooling loads at 4pm, and a single-zone system cannot serve both.
Best candidates: two-storey homes, long single-storey ranch layouts (common in Washington County), rooms over garages, additions that were tied into the original ductwork, and any house with a room nobody can get comfortable.
Before you buy zoning
We check the cheaper causes first, because they fix the problem more often than zoning does:
- A crushed, disconnected or never-connected duct run — genuinely common, and free to fix relative to zoning
- A missing or undersized return in the problem room
- Damper positions that were never balanced after install
- Insulation gaps above the room
Cost: $2,400–$4,800 for two zones. Which is exactly why we would rather spend an hour checking the free causes first.
4. The unglamorous ones that beat all of the above
Sealing your ducts
A typical Florida duct system leaks 20–30% of what it moves. No thermostat recovers that. Pound for pound this is the highest-return work available on most houses here.
Washing the condenser coil
Free if you do it yourself, and it matters more here than almost anywhere. A coil packed with grass clippings and salt makes the compressor work against itself all summer.
Getting the fan speed right
Many installs leave the blower on a default tap. Correcting it can fix a clammy house with no new equipment at all.
Adding a return
$450–$1,100. Starved returns cause more comfort complaints than undersized equipment does, and no amount of zoning fixes a system that cannot breathe.
Questions we get asked a lot
Will a smart thermostat lower my power bill in Florida?
A little, mostly through better scheduling. The large savings figures in the advertising come from climates with deep overnight setbacks. In Florida, setting back too aggressively in summer means the system has to remove humidity all over again when it recovers, and that can cost more than the setback saved. Buy one for the control and the alerts, not for the payback.
Do I need a C-wire?
For nearly every modern smart thermostat, yes. Without one they run on batteries or steal power from the control circuit, which causes intermittent faults that look exactly like a failing board and get misdiagnosed constantly. If your air handler has no spare conductor, running one is straightforward for us and awkward for a homeowner.
How do I know if I have a float switch?
Look at the air handler and the condensate drain line where it leaves the unit. A float switch is a small plastic device either clipped into the drain line or sitting in the pan, with two thin wires running from it. If you cannot see anything like that, you probably do not have one — and if the unit is in an attic, that is worth fixing.
Is zoning better than two separate systems?
For most homes zoning is far cheaper and does the job. Two systems make sense in a large two-storey house, a substantial addition, or where one area is used on a completely different schedule — a guest suite or a home office. We will tell you which situation you are in rather than defaulting to whichever is more expensive.
